Golem Becomes a Tourism Hotspot, Short-Term Rental Market Records Strong Growth

Golem is emerging as one of Albania’s fastest-growing tourist destinations, recording significant increases in both demand and supply in the short-term rental market.

According to data from AirDNA, a platform specializing in short-term rental market analytics for platforms such as Airbnb and Vrbo, the area recorded the strongest growth in demand and a substantial increase in the number of listed properties during March.

Over the 12 months to March 2026, the supply of daily rental apartments in Golem increased by 34%, reaching approximately 1,400 units, up from 1,043 a year earlier. At the same time, demand rose by 45% in booked nights, the highest level reported in the country, a development also linked to the entry of new tourist properties into the market.

Nationwide, Vlora continues to have the highest number of short-term rental listings, with around 10,000 active apartments, followed by Tirana with more than 5,000 units. However, Golem and Durrës are reporting the fastest rates of market growth.

In terms of pricing, Golem currently has the highest average daily rental rate in the country, at approximately €67.4 per night, surpassing Vlora’s €66.6. However, compared to last year, prices in Golem have declined from €72.1 to €67.4 per night.

Durrës also recorded a 28% increase in supply and a rise in the average daily rate to €62.8 per night, while Shëngjin and Shkodër posted demand growth of more than 30%.

Meanwhile, Tirana remains one of the most stable markets, with the highest apartment occupancy rate at around 59% and an average daily rate of €42.6, making the capital one of the most affordable destinations for short-term rentals in the country.
