TIRANA, June 25 – Foreign investment in real estate in Albania increased in the first quarter of this year. It became one of the main components of foreign direct investment in the country. The Bank of Albania reported 172 million euros in foreign real estate investment. It recorded a 65 percent increase compared with the same period last year. In addition, the sector accounted for around 43 percent of total foreign direct investment. It reached its highest historical share.
Meanwhile, the Bank of Albania said real estate investment has held a dominant position since 2022. It linked this trend to rising property prices after the pandemic. According to survey data, around 25 percent of apartments sold in the second half of 2025 went to non-residents. At the same time, 52 percent of these buyers came from European Union member states. As a result, foreign real estate investment stock reached around 2.83 billion euros at the end of the first quarter.
