A portfolio of 83 strategic projects focused on tourism, infrastructure, and attracting foreign investment is being promoted by Albania, at a time when the progress of flagship interventions, such as the new commercial port in Porto Romano, continues to face delays.
Albania has placed particular emphasis in recent years on the development of projects that support tourism activity.
Indicative of this is the fact that it recently presented, within the framework of the MIPIM exhibition held in Cannes, a portfolio of 83 strategic projects directly related to the development of tourism and infrastructure in the region, as well as the attraction of foreign investments. These projects cover a wide range (tourist resorts, infrastructure projects, marinas, multifunctional business spaces, and modern residences), a large proportion of which are located in areas such as Tirana, Vlora, and Saranda, where investors are already active, resulting in a rapid increase in real estate prices and stronger interest in high-quality properties.
However, a significant project in the neighboring country that indicates delays in implementation αφορά the new commercial port in Porto Romano. This is because the tender process for its construction, valued at €393 million, was canceled following the withdrawal last month of the only company that had remained in the competition (a consortium of Archirodon Construction Company Limited – Deme Dredging nv – Società Italiana Dragaggi s.p.a”). According to Albanian government sources, the withdrawal of the sole bidder from the tender for the construction of the new commercial port in Porto Romano is related to financial reasons and the increase in construction costs in the international market. The Albanian government is expected to draw up an alternative plan for the implementation of the project, despite the fact that various factors are attempting to halt or cancel it. It is noted that the marina construction project for yachts is progressing according to the original plan, as it is not directly related to the commercial port. It is also highlighted that the aforementioned tender has been announced several times since 2021, while in the most recent one in December 2024, although initially five consortia submitted their bids, only one advanced to the final stage to submit a technical and financial offer.
