TIRANA, August 26 – Albania is attracting growing interest from international tourists and real estate investors, as demand for short-term rentals continues to rise, Travel and Tours World (TTW) reports.
During June, travelers booked around 284,300 nights through short-term rental platforms. The figure rose 23% from the same period last year. Meanwhile, available rental properties increased by only 9.26%, widening the gap between demand and supply.
As a result, the average occupancy rate reached 60% in June, compared with 55% a year earlier. New properties are also attracting visitors soon after entering the market.
The sector has expanded faster than in several Balkan countries. Active rental properties in Albania increased 15.34% over the past year. Montenegro recorded growth of 10.04%, Romania 10%, Serbia 8.5%, Slovenia 6.6% and Bulgaria 5%.
Albania now ranks second in the Balkans by market size, behind Romania. The country has around 28,000 active short-term rental properties each month, compared with about 34,300 in Romania.
In addition, travelers booked around 2.5 million nights over the past year. Sector revenue reached about 144 million euros, up 20%. The average nightly price rose to 57.5 euros, while annual occupancy reached 54.5%.
However, TTW notes that demand is growing faster than supply. Expanding quality accommodation will therefore remain important as Albania’s tourism and hospitality sector continues to grow.
