Rental income rises, reaching around €400 million in 2025

Renting out property is becoming an increasingly profitable source of income in Albania. Official data from the Ministry of Finance of Albania show that revenue from income tax on rents reached €60 million in 2025, up from €55 million in 2024—an increase of 8.5%.

This tax corresponds to total rental income of around €400 million, marking an annual growth of approximately 8%.

These developments indicate an expansion in the number of declared contracts, as well as reflecting rising rental prices in the domestic market and increases in reference values.

Tax authorities apply reference prices per square meter for rental taxation. As apartment prices—especially in Tirana and coastal areas—have increased significantly, many individuals find it unaffordable to purchase property and instead turn to renting, which raises demand and, consequently, prices.

A large portion of the housing stock has shifted from long-term rentals to short-term rentals for tourists.

Data from daily rental platforms show that in 2025, about 26,300 apartments were being rented out, compared to 21,000 the previous year. This figure represents nearly 3% of the total housing units in the country.
